iSPEC Home Inspections are performed in accordance with ASHI’s Standards of Practice. ASHI (American Society of Home Inspectors) is the most recognized and respected organization of home inspectors in North America.
It is an inspection of the homes major components. Which include;
Roof
When we preform the roof inspection we are looking for any signs of leaks, the condition of the roof, gutters, downspouts, flashing and rain caps.
Structure
The building’s exposed framing is examined for damage and deterioration due to weather, settlement or other issues. We inspect the condition of exterior and interior surfaces, floors, walls, ceilings, attic framing and insulation. Our inspection also includes porches and decks.
Foundation
We examine all accessible crawl areas, floor framing and the foundation for evidence of damage, deterioration or settling.
Electrical System
We inspect the electric service, main service panel, distribution panel, and branch wiring, where visible, for capacity and condition. Unsafe electrical components (unprotected conductors, ungrounded plugs, faulty wiring) will be pointed out.
Heating System
All installed heating equipment, including furnaces and fireplaces will be inspected.
Plumbing System
We examine the condition of the water heater, We check for the types and condition of supply and waste lines, including drains, vents and traps.
